Design-and-Build vs Traditional Contracting: Which Suits Your Project?

Before any concrete is poured, you make a decision that quietly governs the rest of the project: how you procure it. Design-and-build and traditional contracting both deliver good buildings. They distribute time, cost and risk very differently.
Traditional contracting in short
The design team completes drawings and specifications, the work is tendered, and a contractor prices and builds it. You get a competitive price against a fully documented design and strong control over specification.
The trade-off is programme and interface risk. Design must be substantially complete before tendering, and where drawings and site conditions disagree, the gap between designer and builder becomes yours to manage.
Design-and-build in short
One party takes responsibility for both design and construction. Design and procurement can overlap, buildability is considered while decisions are still cheap to change, and there is a single point of accountability for the result.
The trade-off is that you are buying against a brief and a performance specification rather than a finished drawing set, so the quality of that brief matters enormously.
Choosing between them
There is no universally superior route — only a better fit for your priorities:
- Speed matters most — design-and-build lets early packages start while later detail is still being resolved.
- Specification matters most — traditional contracting gives you tighter control over every material and finish.
- You want one point of accountability — design-and-build removes the designer-versus-builder argument.
- You have a strong in-house or appointed design team — traditional contracting lets that team lead.
- Your brief is still evolving — design-and-build absorbs change more gracefully, provided the contract handles variations clearly.
